New-build apartments, villas and off-plan property continue to attract demand. In the first half of 2026, Paphos recorded 333 new apartment transactions and 164 house or villa transactions. The best area depends on the buyer’s purpose: Kato Paphos and the seafront for coastal and seasonal use; the centre, Universal and Geroskipou for year-round living and long-term rental; Peyia and Kissonerga for views, villas and a quieter lifestyle.
